Young Professionals Flood Sydney's Marrickville as Inner-West Prices Soar

Young professionals have lifted sales activity in the pocket of Marrickville bounded by Addison Road and Illawarra Road, where three-bedroom terraces sold for a median $1.58 million in the June quarter.

The movement follows the NSW government's decision to fund free asbestos removal on older properties, which has encouraged vendors to bring stock to market rather than leave houses vacant.

Buyers now walk to the Saturday produce stalls at Addison Road Community Centre and stop for groceries at Marrickville Metro before heading to inspections near the station. Local agents report that 28 of the 41 homes sold in the postcode since March went to first-home buyers under 35 who work in the CBD.

Transport and amenities keep the pocket competitive

Trains from Marrickville station reach Town Hall in 12 minutes, while the light rail stop at Dulwich Hill offers a 20-minute ride to Central. This connectivity has offset the Inner West's limited new apartment supply, where only 312 completions were recorded in the six months to June.

CoreLogic data released on 3 July showed the suburb's annual price growth at 9.4 percent, outpacing the Sydney median of 6.1 percent. Clearance rates for the Inner West sat at 68 percent last month, with 72 percent achieved in the Addison Road pocket.

Buyers should act before spring listings rise

Properties that pass the new asbestos checks are expected to list in greater numbers after the school holidays. Prospective purchasers can register with LJ Hooker Marrickville for off-market alerts or attend the next open inspections scheduled for 12 and 13 July.

Those who secure a terrace now will benefit from proximity to the upcoming upgrades at Marrickville station, due for completion in late 2027, which will add extra peak-hour services.
